We are seeking a candidate for Janitorial/Light Maintenance to around the Clubhouse of this beautiful property.
This full-time position offers excellent benefits and vacation time, paid holidays ( subject to wait times ).
Preferable hours are M-F 7:
00 am- 3:
00 pm.
BASIC FUNCTIONS:
Under the direct supervision of the Property Manager, the Clubhouse Maintenance Person is responsible for maintaining a clean working environment for all residents and to insure all areas are safe.
REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:
Body Position:
Standing - 50% of the time Walking - 20% of the time Bending - 15% of the time Stooping - 15% of the time Sitting - Occasionally Body Movements:
Lifting and exerting force is required up to 30 pounds.
Climb and work on ladders on occasion, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift mops, vacuums, move furniture, waste baskets, etc.
Senses:
Vision - Close Vision and ability to Adjust Focus.
Hearing - Ability to hear sufficient to converse in person and on the phone.
Mental Requirements:
Fluency in the English Language (read, write, and speak) is required as the overwhelming majority of customers, vendors, and employees communicate only in that language.
Ability to communicate effectively, both verbally and in writing.
Knowledgeable and skilled in the safe use of hand tools and small power tools.
Educational requirements:
High School Graduate or GED certificate and experience with cleaning products.
Experience in Cleaning and ability to use cleaning products in a safe and effective manner.
REPORTING RELATIONSHIPS:
This position reports directly to the Community Association Manager.
However, they may also take direction on occasion from various Board Members in the absence of the Manager.
AUTHORITY:
The applicant is selected by the Manager and is delegated sufficient authority to accomplish the duties, responsibilities, goals, and objectives that have been established for the functional position of Custodian/Housekeeper.

Working Conditions This position requires the Janitor to occasionally climb and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to garbage cans, mop buckets, vacuum cleaners, etc.
SUPERVISORY
Responsibilities:
This position has no supervisory responsibilities.
DUTIES:
Clean and sanitize bathrooms.
Clean, mop, wash, buff and vacuum floors.
Empty inside Trash cans and take to outside dumpster.
Maintain outside walk areas including sweeping debris and washing walkways.
Clean and polish fixtures and furniture.
Sometimes using ladders, dust and wash walls, clean ceilings and dust, and polish light fixtures.
Wash blinds Remove stains from surfaces like rugs, drapes, walls, and floors using appropriate chemicals and cleaning solutions.
Ensure that all operational and safety procedures are properly followed such as utilizing wet floor signs when appropriate.
Schedule and plan daily work assignments.
Order cleaning materials according to budget requirements.
Perform other duties as assigned.
Establishes maintains and continues to update facilities manual that identifies various protocols and/or standards designated for the facility.
