Yes (Salary) Principal Objective of Position:
Maintenance Technician will be responsible, under the direction of the Property Manager, for the overall maintenance of the apartment community and all areas related to the day-to-day maintenance and operations.
The maintenance technician works toward the common goals of the management team, positive resident relations, and optimal resident retention.
Essential duties include but are not limited to:
Electrical, plumbing, carpentry, masonry, and painting.
Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
Make ready units for new move ins within 5 to 7 business days or less.
Ensuring all work orders are addressed within 24 to 72 hours or less.
Alternating responsibility of 24-hour emergency service requests; responded to within 1 hour.
Organizing and maintaining inventory.
Assuming maintenance duties as necessary and communicating daily with Community Manager.
Submitting timely reports of any property loss/potential liability/issues to Property manager.
Complies with all local, state, and federal regulations as well as all company policies and procedures.
Must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
Additional projects and/or duties as assigned by supervisors.
Must be willing to travel to other properties if needed.
(Other Duties May Be Assigned as Needed) Position Requirements Training and Education:
High School Diploma or GED required; post high school education preferred.
Valid driver's license and reliable private transportation.
Minimum Experience and Skills/Special Requirements:
Minimum three to five years of general hands-on maintenance and repair of mechanical and electrical systems, plumbing and grounds keeping.
Multi housing experience preferred.
Good oral and written communication skills.
Bi-lingual is a plus.
HVAC training/certification preferred.
Positive attitude, enthusiastic, dynamic, and energetic behavior.
Ability to lift up to 100 pounds.
Ability to maintain a 24 hour, on-call status.
Ability to perform a variety of duties in all types of weather.
Ability to maintain an effective and cooperative working relationship.
Ability to operate all necessary tools to perform the essential work requirements.
